Home insurance in France – what is mandatory?

In France, insuring a house or an apartment is in many cases not just a matter of safety but also a legal obligation.

If you are renting a property, insurance is mandatory. As a tenant, you must have “assurance habitation” (home insurance), which covers damage such as fire, water damage or explosion. In practice, the landlord requires proof of insurance at the time of signing the lease. Without it, you bear full financial responsibility in the event of a claim.

For homeowners, the situation is different. If you live in your own house or apartment, insurance is not mandatory, but in practice it is essential. It protects both the property and your liability towards third parties, for example neighbours.

If you rent out your property, particularly on a short-term basis (e.g. through Airbnb), standard insurance may not be sufficient. This type of rental often requires adjustments to the policy, as the way the property is used changes.

In practice, the most common mistake is choosing insurance without analysing the scope of coverage. Yet it is precisely the details of the policy that determine whether, in the event of a claim, you are genuinely protected.

In summary, home insurance is mandatory for tenants and crucial for homeowners. A well-chosen policy is not just a formality but genuine financial protection.
